The Dwarka Expressway, also known as the Northern Peripheral Road (NPR), has emerged as one of the top property hubs in the National Capital Region (NCR). Connecting Dwarka in Delhi to NH-8 near Manesar in Haryana, the 27-km-long, eight-lane expressway is an important infrastructure project to ease traffic congestion on existing routes.

The strategic location of Dwarka Expressway has been an important factor contributing to its growth as a commercial real estate destination. The Expressway is close to the Indira Gandhi International Airport, Gurgaon and Delhi, making it an ideal location for businesses looking to set up their offices. Additionally, it is well connected to the proposed metro corridor, which will further boost its connectivity.

The Haryana government has identified several areas along the expressway for commercial development. Several developers have already acquired land in this area to develop commercial spaces. With the availability of commercial plots, the expressway is expected to become a hub for commercial activities such as shopping malls, office space and standalone commercial outlets.

Moreover, the increase in demand for shop-cum-office (SCO) spaces has led to increased focus on developing such properties on Dwarka Expressway. SCO Space is a unique concept that provides retail and office space at a single location. They are highly sought after by small and medium enterprises as they provide cost-effective solutions for office and retail spaces.

With a boom in commercial and residential projects in the area, Dwarka Expressway has also emerged as a prime destination for real estate investment. The area offers a variety of options to the buyers with regard to affordability and luxury quotient. The presence of prominent corporate real estate developers and reputed names in Delhi NCR has contributed to the growth of the area.

The world’s longest elevated road covering a distance of 29 km between Shiv Murti in Delhi and Kherki Daula Toll in Gurugram on NH 8, will further boost connectivity in the region. The Haryana government has also developed several regional projects to turn the Dwarka Expressway into a hot destination. The place is also the center of many new and important developments. One such initiative has made it a part of GMDA’s Comprehensive Mobility Management Plan (CCMP) to further boost its connectivity.

The vision of Haryana Government for Dwarka Expressway is very big. Much of this has been implemented, with many more projects at the planning stage. With connectivity and proximity to Gurugram and the international airport, the area is fast emerging as one of the most attractive realty destinations. For real estate buyers, both for investment and residential purposes, it offers an alternative to the Millennium City that is healthy and at par with international standards.
